Union Avenue, formerly a vacant 20,000 square foot supermarket,
was redeveloped in 1994 into a freestanding 8,500 square foot
Brooks Pharmacy. The property was purchased from the City of Laconia
who originally acquired the property for the abutting High School.
Our
proposal was selected over competing bids due to its unique plan
for the site which included: subdividing the property, demolishing
more than half of the existing structure, and filling the basement
to create additional parking. With a completely renovated building
and parking lot being occupied by a nationally recognized retailer,
the concerns of the surrounding business community were completely
satisfied. The city retained a portion of the land, obtained a
new parking lot while simultaneously generating revenue from the
sale and returning the nonperforming property to the tax rolls.
